Kitengela: how a group ranch became Nairobi's fastest-growing satellite town

Every plot sold in Kitengela today traces back to one event: the 1988 subdivision of the Kitengela group ranch, an 18,292-hectare parcel held by 214 registered members. That subdivision created private land ownership on the Athi-Kaputiei plains, and the sales and further subdivision it set in motion are the market this site covers.

Kitengela sits about 30 km south of Nairobi on the Namanga highway, at roughly 1,700 m altitude in Kajiado County, within the Nairobi Metropolitan Area. The 2019 census ranked it among Kenya's fastest-growing urban areas, with the population roughly tripling since 2009 to over 150,000 in the urban core, and the wider municipality now estimated above 200,000. Growth has been driven by middle-class Nairobians buying affordable land and building in controlled estates, alongside employment from the Export Processing Zone and the area's cement industry.

Getting there and getting around

From Nairobi CBD, matatus and buses (route 110) run from the Railways terminus, about 30 minutes in clear traffic; by car it's Mombasa Road or the expressway, then Namanga Road. The Athi River SGR station serves the area, a commuter rail station is under construction, and the county is tarmacking the Kitengela bypass from Kitengela Medical off EPZ Road toward Deliverance Road to ease Namanga Road traffic. The Isinya pipeline road and the planned Konza City technopolis to the south-east both feed the corridor's longer-term growth case.

Kitengela's residential growth happened through named estates and subdivision schemes, including Chuna, Milimani, Acacia, Safaricom 1 & 2, Police Sacco, EPZ estate, Yukos and others, most of them controlled developments that keep out high-density flats and kiosks, which is a large part of why they hold value. Living here

Residents describe Kitengela as having the best of both worlds: Nairobi within commuting distance, an easier pace at home. The town is famous countrywide for nyama choma, with Yukos and Enkare the landmark joints, and has grown a full set of amenities: Kitengela Mall, supermarkets, hospitals, banks and saccos, plus schools from Kitengela International School to a growing set of universities on the corridor. The Maasai Ostrich Farm just outside town remains the area's best-known attraction, and the surrounding Athi-Kaputiei plains still carry seasonal wildlife movement toward Nairobi National Park.
