Kitengela is the busiest stretch of the Namanga Road corridor, and the 2019 census ranked it among Kenya's fastest-growing urban areas. It has real town infrastructure, from supermarkets and schools to hospitals and the EPZ, and plots still start from about KSh 450K on the Kimalat and Kisaju side. Rental demand from town and EPZ workers is strong, and values have grown steadily as the area fills in.
